I’d never had them before, so I was amazed at how well they insulated in extreme temperatures, plus kept out the outside ruckus.   • A microfiber cloth or duster
  • Bucket of warm water with a gentle detergent
  • Glass cleaner or a mix of water and white vinegar
  • Ladder (if needed)
  • Soft-bristle brush for grime

Step 1

Inspect the Glass

Check for signs of damage, moisture or dirt buildup between the panes. “If condensation or fog is inside the panes, cleaning the outer surfaces won’t fix the issue,” says Tim Conn, founder of Image One USA. “It likely means the window seal has broken.”

Step 2

Dust the Glass

Use a microfiber cloth or duster to gently remove dust and debris from the glass.

Step 3

Wash the Glass

Spray the cleaning solution onto the glass or dip your soft-bristle brush into the soapy water, working in circular motions to break up grease, fingerprints, dirt and other grime.

“When cleaning, focus on both the interior and exterior surfaces,” says Patterson. “This process can be time-consuming, but is essential for maintaining clarity.”

Step 4

Squeegee the Surface

Hold the squeegee at a 45-degree angle and start at the top of the glass. Wipe downward in overlapping strokes. After each pass, wipe the blade with a cloth to avoid streaks.

Dry the Edges

Use a clean microfiber cloth to thoroughly dry any remaining water along the edges, which will help prevent streaks and water spots.

Clean the Frames

Remember to wipe down the window frames, too. Use a damp cloth and dry them thoroughly.

Mistakes To Avoid When Cleaning Dual Pane Glass

Patterson says one of the most common mistakes is using excessive water, as it can seep into the seals, causing damage and potentially affecting the window’s insulation properties.

Other common mistakes include:

  • Using abrasive materials like rough sponges, steel wool or harsh chemicals, which can scratch or damage the glass;
  • Cleaning in direct sunlight, which can cause the cleaner to dry too quickly, leaving streaks.
  • Ignoring the frames, since dirty frames can transfer grime back to the glass, undoing your cleaning efforts.
  • Forgetting to inspect for seal damage.
  • “Cleaning won’t fix issues like condensation or fogging caused by a broken seal,” says Conn. “Attempting to clean between the panes can be futile and may worsen the damage.”

How To Keep Dual Pane Glass Clean Longer/Prevent Dirt

Wiping down the glass weekly with a dry microfiber cloth can go a long way toward preventing buildup, says Conn.

You can also:

  • Use a protective coating, such as a glass sealant or rain repellent, to keep the surface resistant to dirt and water spots;
  • Keep the area around the outside of windows tidy by trimming bushes and other plants, which will minimize dust and debris;
  • Regularly clean screens and tracks so they don’t transfer grime to the glass; and
  • Check the weather stripping to make sure it’s intact and letting in dirt and moisture.

Is dual pane glass harder to clean?

Not necessarily, but it does require more care to avoid damaging the seals or causing water leaks. “The challenge is that you cannot clean between the panes if the seal is broken,” says Conn. “Ensuring the seal is intact before cleaning is a must.”

How often should you clean dual pane glass?

Every four to six months, depending on exposure to dirt, weather and traffic, should be sufficient for most homes. However, commercial properties should be cleaned monthly or even weekly, says Conn.

When is it time to replace dual pane glass?

If you notice any of the following signs, it’s likely time to replace your dual pane glass:

  • Fogging or condensation between panes. “This indicates a failed seal, reducing the energy efficiency and clarity of the glass,” says Conn.
  • Cracks or chips, as visible damage compromises the structural integrity and efficiency of the glass.
  • Increased energy bills. “If you notice higher heating or cooling costs, damaged dual-pane glass may be the cause,” says Conn.
  • Excessive noise, since the loss of the insulating properties of dual-pane glass can allow more outside noise to enter your space.
